For every guest that you’ll have a gleaming review for, you’ll have to be prepared for the negative ones too. Having solid vacation rental house rules will help ensure that your guests respect your home, but nothing is guaranteed.

Unfortunately, writing bad reviews for airbnb guests is a bit more tricky than writing positive ones. It’s important to be honest, yet still polite and professional.

Here are 10 examples of bad Airbnb guest reviews to build from. However, be sure to customize these examples to directly mention the problem or issue!

  • I wouldn’t recommend hosting this guest. The guest broke the locks of the off-limit storage area of the house, which the welcome book explicitly stated was not for guest use.
  • Our checkout time is at 11 AM, but guests decided to stay until 3 PM. The house was very unorganized when they did finally check out, causing us to have to push back our next reservation. I wouldn’t recommend these guests as it might affect your other reservations, as it did ours.
  • Guests disrespected our Airbnb rules by throwing a house party and having five additional visitors stay in the Airbnb. When we issued an additional cleaning fee for the mess, the guest left a one-star review. Do not host this guest.
  • I will not be hosting this guest in the future. After they banged on all the neighbors’ doors at midnight, we received a fine from the homeowner’s association.
  • I regret having to leave a negative review, but I do not recommend hosting this guest at all. (Guest name) was polite in the beginning but did not comply with any of our house rules, such as house parties, locking the door when leaving, and our no pets policy.
  • Despite (names) being friendly and polite, I was disappointed by the condition they left the house in. They left dirty dishes in the kitchen and there were broken glasses in the sink.   • I would be wary of hosting this guest again in the future due to the poor condition they left the property in. Although my staff did an excellent job of cleaning up after (name), it wasn’t their responsibility to clean the dishes and take out the trash.
  • This is the second time that (name) has stayed with us. However, we were surprised to hear that they had a number of unauthorized guests staying with them.  We had no issues the first time around, but we recommend emphasizing your house rules if you decide to host them.

Positive or Negative, Writing Guest Reviews is Tough

Sometimes your guest doesn’t even stay that long, and now you feel pressured into writing a few sentences —good or bad—about them. You probably don’t feel like you have much to say. Besides “Slept in the bed. Left in the morning,” you just don’t know what to write.

Or maybe you have something really important to share, but you can’t find the right words to get your point across. When you’re writing a negative review, you don’t want other hosts to think you’re just being vindictive. You want them to know they should definitely stay away from this guest.

And if it’s positive, you want your review to stand out. So how do you do it? We’ll walk you through how to write the perfect Airbnb guest review.

5 Positive Airbnb Guest Review Examples

Here’s the thing about great positive reviews: it’s okay if they’re all similar. There are only so many ways to say that a person is clean and considerate. You just don’t want them to be identical. The old copy and paste may cut into your credibility.

Here’s what simsarah had to say when we asked the Reddit Airbnb community about their best positive and negative review tips :

“My positive reviews tend to all sound the same – honestly, you kind of DO want to say the same thing over and over, uneventful positive interactions are my goal! I make a point of saying that the guest was kind to my pets, if that is the case, because I know as a home host with pets in the house, that’s the sort of thing I’d like to know.”

1. Encourage Them to Come Back

With that in mind, a lot of good positive reviews are going to be variations of this:

“Good guest; welcome back anytime!”

Just keep it simple. That’s a great Airbnb review example because it’s straightforward and honest. One of the nicest things you can say about an Airbnb guest is that you want them to come back again.

After scouring the internet for Airbnb reviews, this one popped up time and time again from so many different sources . That’s probably because it works. All you want to do is let other hosts know that this guest is cool and friendly. It doesn’t have to be more complicated than that.

2. Bring Up Something Specific About their Stay

This one is also pretty easy: Just find something that you liked about them and mention it. Include a small detail or two that shows that you connected with your guest. Did they do something that stood out? Or maybe you just want to write a special review for a guest because you enjoyed their stay.

“ (Guest) left the place incredibly tidy. He (or She) was more or less the perfect guest and I’d recommend him to any host.”

3. Emphasize Their Communication Skills

Can’t find anything specific to say about your guest even though you were happy with the stay? Think back to before they arrived. How were they at communicating with you during the booking process? Talk about how easy it was to coordinate dates and times for checking in. If they were flexible about picking up their key, mention it.

“ (Guest) was very communicative. Scheduling times for check-in and check-out was simple and easy. A super smooth stay. Welcome back anytime.”

4. Make It Personal

Did you share a special moment with one of your guests? Lots of Airbnb hosts enjoy getting to know guests on a more personal level. If this is you, mention it in the review! For example:

“ (Guest) was nice and easy to talk to. I enjoyed having a cup of coffee with her right before she checked out. I hope she has fun in France! Welcome back anytime… :)”

As guests, some of the best Airbnb experiences have been as simple as sitting down with the host for a chat and learning about the local culture. If you shared a special moment with your guest, even something as simple as a quick tour around your property, mention it in the review.

5. Give Background Info

This one applies especially to profiles that don’t have any information on them yet. Maybe you recently accepted a guest who didn’t have any reviews at all. In that case, just leave a simple one describing who they were and whether or not they were a good guest.

(Guest) is a (occupation) who was very respectful of my belongings. No problems whatsoever. Highly recommended! Welcome back whenever.

Remember, Airbnb guest reviews are for future hosts—so you want future hosts to know what they’re signing on for.

5 Negative Airbnb Guest Review Examples

You might be tempted to write every guest a good review—regardless of whether or not they were a good guest. You’re probably feeling nervous about getting a bad review yourself. Bad reviews can seriously hurt your business, after all.

Your guest might not even care (or notice) that you wrote a negative review. And even if they do, wouldn’t you rather have written your own honest review of them?

Maybe they broke your house rules or just generally acted like jerks. Whether you’re a host or a guest, don’t hesitate to bring it out in the open. You might think that, by letting bad behavior slide, the other party is going to do the same. That’s not always the case.

For example, check out this Reddit post . His host complained about a minor mess at the end of the stay, while Reddit user StonyMiddleton didn’t even mention a middle-of-the-night flood.

Here are a few keys to leaving a good negative review:

1. Be Specific and Detail-Focused

The facts don’t lie. So when you’re writing a negative review, rely on those facts. In this way, negative reviews are pretty much the exact opposite of positive reviews. No one blinks an eye if your positive reviews are similar, but you don’t want to write the same negative review.

Writing “Bad guest; not welcome back,” for every other review is going to say a lot more about you as a host than them as a guest. And not in a good way.

When you have a complaint, be specific about what they did wrong. If you’re worried your review is heavy-handed, you can mention something about them you did like. That way, your review seems fair.

In general, you don’t want future hosts guessing at why you gave the guest one star. For example:

“The guest and his friends were very inconsiderate of the home. Running up and down the stairs multiple times throughout the night, yelling noises to deliberately wake up people even at 3am. Sorry to have to leave a bad review but it was not a good experience to host this group.” – Reddit User omarm

2. Be Clear That They’re Not Welcome Back

You don’t want to encourage your negative guests to come back. That would send a mixed message. But if the experience was bad enough, do the opposite.

Just like setting boundaries with awkward in-laws, you can set boundaries with your Airbnb guests too. Clearly state that you won’t allow that behavior to happen again. Here’s a great example:

“Despite an initially positive check-in meeting, I would not host this guest again in the future . The apartment was rented to a group purporting to be “a few business associates” when in fact it was a local group of friends celebrating a birthday. Our place was left in an extremely messy state and various house rules were broken.” – Reddit User miluyvr

3. Don’t Sugarcoat It

Be honest: If the guest did something wrong, don’t sugarcoat it. Some people dance around the negative review by mentioning something positive first. Generally, this is a good idea, but for especially horrible Airbnb guests, it’s best to just come out and say that it was wrong.

Instead of, “Overall, Phil’s stay was fine, but he kind of left a mess in the kitchen…”

If you’re angry that Phil left the place a pigsty, start with that (and don’t say that it’s okay).

Here’s a great example review:

“Do not host this guest. Tried to have sex on the couch in the shared living room space with an outside guest and attempted to move the security camera beforehand.” – Reddit User dannykrug

4. Make Sure You Mean It

You don’t want reviewer’s remorse. Here’s an example of the type of negative review from a Reddit user who regretted it after his guests left a lovely review:

“I would not host these guests again.” – Reddit User BroadwayBungalow

Now, this review might seem like a fine negative review—short, clear, and to the point. But was your experience actually negative ? According to the Reddit user, they just found the guests a little needy. It was a personal issue, not anything that reflected the quality of their stay as guests. So before you post, go back to the facts.

5. Keep Cool, Calm, and Collected

When something goes wrong in your Airbnb, you’re going to be tempted to write a scathing review immediately. Resist this temptation.

To write the best negative review you can, make sure you keep calm. Yes, you can write out all the things you’re feeling (in fact, that can be healthy), but don’t click “submit” just yet.

Let the review sit for 24 hours before you post it. You need time to unwind and consider the facts of the situation . Try to stay as unemotional as possible so other hosts will see that you’re the reasonable one, not the aggressor.

Instead of a rage-fueled hate rampage, try a more level-headed post like this Airbnb guest review example:

The guest threw a party which is against my house rules. When I applied an extra cleaning fee, she left an extremely negative review of my rental. I wouldn’t recommend hosting this guest.

How do I write an Airbnb guest review?

You’ll have 14 days to write an Airbnb guest review. You can’t add a review on Airbnb’s mobile website .

That means you either have to use the app or your desktop computer.

Here are the steps:

  • Log in to your Airbnb account.
  • Navigate to https://www.airbnb.com/users/reviews
  • You will see tabs for Reviews About You and Reviews By You
  • Hit the Reviews by You tab.
  • Write your feedback.

Airbnb has added a feature at the end of reviews where you can choose whether or not you would host the guest again. When you select this, Airbnb will not allow this guest to instant-book with you. If they inquire about another stay, you can decline their request.

An input variable is data that your PMP pulls from an Airbnb reservation.

Since these review templates don’t use input variables, they can be used by any host or manager who copy/pastes reviews manually. Reviews that use the guest’s first name as an input variable

The review templates will pull the guest’s first name from the PMP. This will make your review more personable and increase your odds of repeat guests.

We don’t think you should use any of these Airbnb review templates, but our writer got creative and we left them in to make him happy:

  • As I’m typing this review, no words come to mind to describe how great this guest was. So I’ll do an interpretative dance (I know you can’t see it but it’s beautiful).

Airbnb Host Review Templates and Examples (Updated Feb 2024)

As you probably know reviews on Airbnb make up a large part of the ecosystem. Reviews create trust for new guests attempting to book somewhere to stay. On the flip side, it can help hosts know if they should let their property to certain guests.

Both parties (hosts and guests) have 14-days after checkout to review their stay at the apartment. Once both reviews have been posted this will appear on the account of the guests or hosts.

Once both reviews have been posted the reviews can not be edited.

Reviews can only be removed from the system if they break the Airbnb review guidelines.

How to review guests on Airbnb

Writing reviews isn’t always as easy as you might think. Write a fair, honest review about the guests stay so future hosts know what to expect.

Before reviewing, think about the following:

  • Was the state of the property reasons with fair usage. If they leave their towels around and leave the bed unmade. This is not cause for giving them a bad review. On the other hand, if they broke something and didn’t inform you, then you within your rights to mention this.
  • Be objective, did they have young children for example in the property. If so then it’s likely going to be messier than normal.
  • Did they attempt to clean up after themselves?
  • Have they stained sofas or carpets?
  • Do you charge a high cleaning fee? If so, they may think that they can leave the property without attempting to clean up after themselves.
  • Did they disturb your neighbours with loud music?
  • Did they smoke inside the property? (We personally give a very bad review for this)

What If I Get A Bad Review?

If you get a bad review, then you can use the reply to public review function in Airbnb. You also have 30-days to response to reviews that have been left for you. Firstly don’t get angry, and make the response as succinct as possible as potential guest will read this. Explain the situation and how you have resolve this for future bookings. Once you submit your response, it will be instantly posted, and editing will not be possible thereafter. Therefore, take your time to carefully consider and articulate your thoughts before finalising your reply.

We personally like to take the reviews onboard as then check the property based on their feedback. It’s possible the guest was actually right. Lastly we like to response to all feedback, good or bad! This we find is a good opportunity to let your personally shine.

Star Ratings

You have the opportunity to rate the guests on the following criteria. Cleanliness, Communication and Observance of house rules. Each of these is rate out for 5-stars. Also, get the opportunity to leave a written public review, private comment and if you recommended them.  The private comment being used for a personal message that will not be published. If you don’t recommend guests, then this can automatically affect their ability to instant book.

When To Use The Private Feedback System

Remember that the public review system can have serious negative effects on the guests ability to book property in the future, so use this power wisely. Some time you just want to provide some feedback to the guest. This is where the private message system comes in. No one else but the guest will see this and this is your opportunity to nudge them in the right direction next time they stay in an Airbnb, on what hosts expect from guests.

Example of negative Airbnb host reviews that you can leave for guests

Leaving a bad review doesn’t affect your future Airbnb bookings. It’s important, to be honest

  • Guests were smoking in the apartment leaving bad smells in the property for the next guests, even though it was explicit that smoking was prohibited inside the apartment.
  • Poor communication they didn’t inform us of their arrival time and we didn’t have anyone available when they did arrive.
  • Left the apartment slightly messy, we would have appreciated it if they would have put the plates into the dishwasher as we the house rules.
  • Communication was good, however, they left the front door open leave the property unsecured.
  • <Guest name> arrived with more guests than they specified on the booking, we let them stay, however, we should have charged extra for the inconvenience.
  • Great communication and arrived on time, however, left the apartment in a mess like they possibly had a party.
  • Not a recommended guest! Left the apartment messy, various neighbours complained and we need to contact Airbnb to have them evicted.
  • We have created house rules for a reason. Unfortunately, <Guest Name> chose to not abide by these rules. This was a disappointment to us. We enforce our rules for a reason and will not be hosting those that go against house rules.
  • Small messes are normal for our cleaners to expect. Our cleaners are used to simple housekeeping like sweeping, mopping, washing linens. taking out the trash and cleaning the kitchen. But damages created by <Guest Name> were not expected. We definitely will not tolerate a guest that destroys our property. We do not recommend allowing <Guest Name> to book your Airbnb.
  • <Guest Name> had extra guests that we were not aware of. We must be made aware of everyone who will be staying in our apartment. Extra guests and throwing a party are not things we allow. We will not host <Guest Name> in the future.
  • We had a disappointing experience with <Guest Name> and their family. Communication was great at the start. They initially booked for 3 people but emailed me a few hours before arrival about adding an additional 2 guests.  With them having booked our place for Christmas, I didn’t want to refuse I pulled out an additional air mattress to accommodate the extra member. But to my disappointment, when I arrive 2 days later to find that the house has been used as a party house. Including dozens of bottles of booze and the place reeked of smoke. The saving grace was that I had no other guests for 2 days so had just enough time to air the house out.
  • Although I cannot say anything decent about <Guest name> stay, I must stick to my good manners. It took a vast amount of time to tidy up all the mess my they left. The communication was poor and they were a complicated person to host. I cannot give any recommendations for this person. Dear <Guest Name>, please consider some other place if you are ever back to <Town>

One common Airbnb myth I see is that hosts should check the property themselves after each stay to determine how to rate guests. I’ve even heard that hosts who manage their Airbnb remotely should take it one step further by asking their cleaners and neighbors how guests did in these areas since they can’t be there to physically inspect themselves.

I couldn’t disagree more.

Doing so is not only unnecessary, but it’s also way too time-consuming and keeps you emotionally tied to your property. Unless you hear otherwise, you can assume guests deserve 5-star ratings.

Before I share some real Airbnb review examples, you should first know my super simple 3-step process for writing any review:

  • State the guest’s name. (This makes your review personal.)
  • List three qualities you appreciated about them. (Be concrete, so other hosts have the information they need to confidently approve their future bookings. You can go the extra mile by touching specifically on the qualities you left star ratings for—cleanliness, communication, and observance of house rules.)
  • Encourage them to stay with you again. (This is not only great for your relationship with the guest, but it also helps other hosts know that you recommend hosting them.)

That’s because the more reviews guests have, the more confidently future hosts can make decisions about whether or not this guest is a good fit for their Airbnb. Leaving reviews strengthens the Airbnb community and makes all hosts better off.

But, those reviews have to be honest. And, as a host, you can’t rely on them too much . I can’t tell you how many guests I’ve hosted that turned out to be far less wonderful than their reviews would lead you to believe.

I’ve even heard that hosts who manage their Airbnb remotely should take it one step further by asking their cleaners and neighbors how guests did in these areas, since they can’t be there to physically inspect themselves.

Any review left by an Airbnb guest and/or Airbnb host becomes public 14 days after the guest checks out or when both the guest and host submit reviews, whichever comes sooner.

Therefore, neither person  has  to leave a review. If one person leaves a review and the other doesn’t, that review will become public 14 days after checkout.

  • The party included two more people than specified and then complained because we had not made bedding arrangements for the extra guests. We were inconvenienced and didn’t get paid for the additional guests.
  • Not recommended! We almost lost our vacation rental permit because of all the chaos they caused in the neighborhood. They parked illegally on the street, made too much noise, and left all the lights on when they left.
  • They damaged several belongings and furniture including a burned kettle and a broken chair.
  • We had a disappointing experience with this guest party. When we returned to clean the house, it was obvious that they had had a party with empty beer cans left lying everywhere and streamers littering the garden.
  • We would have appreciated it if the guest responded in a timely fashion. The guest messaged us asking for a delayed check-in but didn’t respond for 2 days when we asked for the time, forcing us to cancel our plans for the evening.
  • The guest had no respect for others in the shared space. They played music loudly in their room even though they were asked to lower the volume several times. They ate another guest’s sandwich, clearly labeled with their name, in the refrigerator. And left used utensils and cutlery lying in the sink unwashed. We had to constantly apologize to the other guests and even offered them a discount on their booking to compensate. Not recommended!
  • The guest followed all the house rules and left the flat neat and tidy. Except they didn’t lock the door and left it slightly ajar.

Use this section as an example of how to write a positive Airbnb review for 5-star stays. This could include perfect experiences that you want to tell everyone about or good places with some minor details that could be improved.

Example of a helpful 5-star Airbnb review

We stayed at Susan’s place with my parents and their friends and had the best experience imaginable. The apartment is located just 5 minutes from the beach, and we walked there every single day because it was so close. There is a communal rooftop terrace that isn’t mentioned in the listing, so you get to sit and watch the sunset. The place also comes with four bicycles and snorkeling gear, so you’ll have everything you need during your stay. We loved the small details like free drinks in the fridge on arrival and a hand-written welcome note. The WiFi is strong (we measured 100mbps), so my husband could do his Zoom calls without any issues. The bedrooms all have their own bathroom and plenty of privacy. We especially loved the top-floor room, which has a small balcony. The apartment is located on a quiet side street, but it’s possible to walk to the center of town with shops and restaurants in less than 15 minutes. The only thing that could be improved is providing a map of the surrounding areas and maybe some recommendations on things to do.

This review is very positive while also including a lot of information. The reader now knows that:

  • it’s close to the beach, and the distance is walkable
  • there is a shared rooftop space where you can sit
  • the place comes with bikes and snorkeling equipment
  • there are free drinks in the fridge on arrival
  • the WiFi speed is 100mbps, and you can work online
  • the bedrooms have ensuites, and one has a balcony
  • the area is quiet but still close to everything you need

Example of an unhelpful 5-star Airbnb review

Wow, we loved this place! Such an amazing time, we’ll be back for sure! The location really surprised us, and we loved how Susan made this apartment her own. Highly recommend this to anyone visiting France looking for a comfortable stay. My favorite room was the upstairs one.

This review is very positive but contains no information. It could apply to almost any listing and is too general to be helpful.

4-Star Review Examples

4-star reviews should be good or average experiences with some details that might need to be improved. Mention positive things first and then list what needs to be changed. Don’t forget to include the response of the host and how they handled the situation.

Example of a helpful 4-star Airbnb review

This is the perfect apartment for a city trip with friends. The location of Dan’s place is fantastic and very close to all of Chicago’s main attractions. We loved the shopping mall around the corner where you can get anything you might need during your stay. Most listings we saw didn’t have a full kitchen, so we appreciated that this one did, plus a washing machine which was a lifesaver. However, the bathroom was unfortunately extremely smelly to the point where we couldn’t use it. We also noticed that the apartment hadn’t really been cleaned, and some of the sheets had stains on them. Luckily, Dan was very quick to respond and sent his cleaning staff to the apartment only a few hours later. They did a great job in making the place much cleaner while we were out exploring the city. We didn’t have any more issues during the rest of the stay, and Dan even refunded us the first night as an apology. I’d highly recommend staying with such a friendly and thoughtful host!

This review highlights the positives as well as the negatives of the experience. The response of the host is described in detail and informes future travelers of the situation without putting them off staying there. Without the host’s quick response, this could have easily been a 2-star review.

Example of an unhelpful 4-star Airbnb review

Loved the place, but it needs some improvements. These people have obviously never cleaned before, and we were very disappointed on our first day. Luckily we made the best of the stay and enjoyed the positives like spending time with friends in an exciting city. Would recommend staying here!

There is no context to this review, and it’s very difficult to see what exactly the problem was. Without context or details, travelers can’t tell why this guest would still recommend Dan’s place despite it being dirty.

2 Or 3-Star Reviews

Leaving a review with 2 or 3 stars is appropriate for places that were unacceptable with extremely inaccurate listings and unresponsive hosts. Three stars should be given to listings that have a chance of being improved, while two stars represent a place that needs to be avoided by travelers.

Example of a helpful 2-star Airbnb review

Mike’s cabin has beautiful views over the lake and a spacious yard with a swing which the kids loved. However, our stay here was unfortunately very unpleasant, and I cannot recommend anyone to stay here currently. Firstly, the cabin felt very unsafe to us due to its remote location and no locks on the back door. There is no security system, and we were afraid to stay here as a family. Secondly, there was construction going on in the cabin next door, which was very noisy and ruined the peaceful atmosphere promised by the listing. We couldn’t use the pool since it was closed for maintenance which the host did not inform us about. Lastly, the upstairs bedroom has a leak in the roof, and on our last night, there were heavy rains causing my daughter’s laptop and other electronics to be ruined by the water dripping from the ceiling. We tried to contact Mike multiple times, but he failed to respond until the last day, when he simply apologized but did nothing to fix the situation. I would not recommend staying here until these concerns are addressed.

This review gives detailed information on what was wrong while also mentioning the positives. Note that most of the issues mentioned could be fixed by the host, so this listing could be improved in the future.

Example of an unhelpful 2-star Airbnb review

Disaster! No pool, super noisy, and ruined electronics. Do not stay here, save your money and go to a nice hotel across the lake. What a horrible experience, and the host didn’t even give us a refund.

This review is very unclear and fails to describe the exact problems. A reader wouldn’t be able to know that the cabin is most likely usually quiet if it weren’t for the construction. There is a pool, but it’s simply closed for maintenance, but to a reader, it might sound like there is no pool at all.

1-Star Reviews

A 1-star review is a good choice for a listing that is non-existent, a scam or not as advertised.

Example of a helpful 1-star Airbnb review

This apartment does not exist. The photos are fake, and the real place is nowhere near as nice. Moldy bed sheets, furniture falling apart and clearly hasn’t been cleaned in weeks. We saw a rat in the hallway on the way in, and the entire building looks like it needs to be torn down. It’s not actually a private one-bedroom place like described in the listing but a shared apartment with many other people living there. The bathroom and kitchen are shared, and it seems like the other guests are permanent residents. The lady giving us the keys had no idea about the listing and wouldn’t help us. We left immediately and requested a refund, but the host never responded. We reported this place to Airbnb, the listing needs to be removed.

A concise description of what happened and a clear warning to other travelers. There is no question why this place was rated one star. The host was unresponsive, and the listing has been reported and will most likely be removed.

Example of an unhelpful 1-star Airbnb review

This place is not as described, and we hated it. Very dirty and not pleasant.

This review is too short to be helpful and doesn’t tell you very much about what was wrong. Instead of mentioning that a place is dirty, try to point out specific problems in your Airbnb review, such as, for example, the sheets were dirty or the bathroom hasn’t been cleaned.

How To Write An Airbnb Review:

1. think about what questions you had about the listing when you first booked it..

Maybe it wasn’t clear if guests have access to the rooftop. Maybe the WiFi speed wasn’t mentioned. Are towels provided? All this could be included in your review to help future visitors adjust their expectations.

2. Let your host know if there are any issues and give them a chance to fix them.

Maybe they are unaware of the situation, which could change your opinion of a place and impact your review. Make sure to be solution-oriented to help improve the listing in the future.

3. Write clear and concise sentences divided into sections if the review is longer.

It can be helpful to separate positive and negative points.

4. Put negative experiences into perspective.

Perhaps the kitchen wasn’t very well equipped, but everything else was perfect. If it’s only a small issue, don’t let it make your overall review sound negative.

5. Read the description of listings carefully and keep an eye out for what the host mentions in advance.

For example, it might be mentioned that the Airbnb can be noisy at night due to its central location in the city center, which can impact your review. If the host is open and honest about this from the beginning, it’s not helpful to give a low rating for this reason.

6. Be specific.

Describe problems in detail so future guests can know if their trip could be impacted in a similar way. Not all travelers are the same, so something that is a major issue for one person could be unimportant to someone else.

7. Be respectful and friendly.

Give constructive criticism wherever possible and write honest opinions of your experience. Consider writing a private review for the host in addition to a public one, and contact Airbnb support if necessary.

8. Include the type of trip and who you stayed with to give some perspective on your experience.

For example, a group of friends staying at an apartment for a bachelor’s party will have very different needs than a family with small children.

Copy and paste this template for your next Airbnb review. Simply fill out the details depending on your personal experience and adjust the sentences to fit your needs. Here are some things you should be including:

  • accuracy of the listing
  • anything not mentioned in the listing
  • cleanliness
  • responsiveness of the host
  • furniture, kitchen, amenities, etc
  • how noisy the place is
  • what type of traveler would enjoy staying here

The place is ________( extremely quiet, sometimes a bit noisy, very noisy, unbearably loud ), and I would recommend it/not recommend it for _________( families, solo travelers, couples, friend groups ), because of ________( the quiet location, the central location, the child-friendly amenities, the proximity to the beach, the noisy bars nearby, the remote location, etc. ).

If you’ve ever used Airbnb, you know that writing a review is an important part of the process. Reviews help other people decide whether or not to use Airbnb. Why You Should Review Your Airbnb Guests

When it comes to writing reviews for guests, it’s important to remember that your review can make or break a guest’s experience on Airbnb. Not only will a bad review likely discourage future guests from staying with you, but it could also lead to negative feedback and affect your listing’s search ranking.

That said, writing a review can be a stressful experience – after all, you don’t want to come across as nitpicky or ungrateful. But by following a few simple tips, you can make the process a breeze while still sounding authentic.

How to Write an Airbnb Review

Airbnb will prompt you to write a review of your experience with the guests once their checkout is complete. You have 14 days to submit the review but you can edit it later. 

Your review will be posted once the guest submits their review or the 14 days are up. If a reservation has more than one confirmed guest, your review is meant for the guest who made the reservation. However, the review will appear on the profiles of all other confirmed guests. 

You can rate your guests 1 to 5 stars on criteria such as cleanliness, the accuracy of a listing, communication, and value. Feedback can also be given privately if you do not want to leave a public rating.

The Importance of Reviews

When you take the initiative to write a review for your guests, they are further prompted by Airbnb, making them far more likely to leave a review for your listing. Guests will also appreciate the gesture and be encouraged to review you in turn. By writing good reviews, you not only improve your SEO ranking, but  also help other Airbnb hosts by providing feedback that can help them improve their services.

Tips for Hosts on Writing Reviews

It stresses the importance of being objective when writing a review. It is essential, to be honest, and fair when critiquing someone else’s work, whether it is a product or service. By waiting until after the guest leaves, the reviewer can assess the situation without bias. This allows for a more accurate depiction of what transpired.

The reviewer must provide a very factual and professional review.

The review must be helpful for other potential hosts as it provides information on what to expect from the property and what are its pros and cons. It would be great if the review could also mention some things that the host did especially well, to give a more complete picture.

Negative Guest Reviews Template

  • The guest arrived 3 hours after the check-in time and then complained about there not being anyone to check them in at the time.
  • Didn’t follow the house rules. The dishes were left out on the dining table rather than in the dishwasher. The towels were left on the bathroom floor.
  • We are very clear about our no smoking policy with even signs displayed prominently in the apartment. The guests chose not to follow this, leaving bad smells and cigarette butts.
  • The party included two more people than specified and then complained because we had not made bedding arrangements for the extra guests. We were inconvenienced and didn’t get paid for the additional guests.
  • Not recommended! We almost lost our vacation rental permit because of all the chaos they caused in the neighborhood. They parked illegally on the street, made too much noise, and left all the lights on when they left.

When writing an Airbnb guest review make sure to be thoughtful and detailed. Try not to leave a bad review; if they had a few little annoying habits consider telling them privately rather than public (like leaving a little messy or being a bit too loud.) You have the option to send a private message in the review to draw their attention to any issues.

According to a consumer review survey by  BrightLocal :

  • 91% of consumers regularly or occasionally read online reviews.
  • 84% of people trust online reviews as much as a personal recommendation.

With stats like these, it’s not hard to see why Airbnb reviews matter online for both hosts and guests. Learning to write a guest review is so important and my Airbnb guest review templates will hopefully be useful in saving you time!

What Airbnb Will Ask you to Review.

Airbnb will send you a message to write a review for your guest usually about 3-4 hours after your check-out time. You will rate your guest out of 5 stars for cleanliness, communication, and observance of house rules. After this part, you will write your public review of your guest. I’m generous with stars, they have to really do something, for me to go less than 5 stars. I hope they do the same during their own review, because no one is perfect!

Airbnb Guest Review Inspiration.

Here are some Airbnb Guest review templates you can go ahead and use, simply copy and paste the ones you like and change the name for each guest. This way you’re not writing each guest review on the fly.

Once you ‘know’ how to review a guest on Airbnb, you’ll feel more confident leaving the same reviews for almost all guests. I find if a guest is generally good, I use the same review every time, I try to stay on the more positive side, as we all know how important reviews are. I’ve been hosting since 2012 and there is no need ( or time) to compose something poetic and different for each guest. Staying to the point and clear is best.

Here there are samples on how to write a review. I would keep your favorites on your phone in Notes (for a quick copy and paste during the review time) :

  • (Guest’s name) was an excellent guest! Communication was clear and she left the apartment spotless and tidy. I would definitely recommend (Guest’s name) to any host.
  • (Guest’s name) was an amazing guest. Communication was smooth, The apartment was left in great condition and the house rules were respected. I hope to host (Guest’s name) again in the future!
  • We enjoyed hosting (Guest’s name) Everything was smooth and they left the place in excellent condition. We hope to have the chance to host (Guest’s name) in the future!
  • (Guest’s name) was a great guest! She was friendly, quiet and took excellent care of the space. Any host would be lucky to host her!

What if A Guest was Not Good?

Try to be diplomatic and as polite as possible. If it’s their first time using Airbnb, and they were a bit loud one evening or used too many towels, but otherwise were great guests, send them a private message after the review. for example:

“Hey, the set courtesy hour was 9 and there was loud music until 11, other hosts may not appreciate that, just giving you a heads up so you don’t get a bad review next time”

If they really did something you think other guests should know about, and you can’t recommend them, and would not want to host again, then it’s best to write that in the review. These would be rare cases such as damaging property, sneaking in extra guests or pets, checking out late, being rude/aggressive/ or leaving a big mess.

If communication was an issue and all you got were crickets chirping after each message. I don’t publicly mention that, if they are new to Airbnb. I find is common with new guests to not answer messages, they may not have the Airbnb app set up, or be checking the Airbnb website or email for messages while vacationing. In this case, I send a private message staying:

“ Hey thanks for staying, you should download the Airbnb App before your next trip, that way you can easily communicate back and forth with the host “

Because, they will eventually see your messages they didn’t answer and usually message later saying “Sorry! I never saw any of these messages!”

How to Get a 5 Star Review from a Guest.

Guests are likely to spend more money on a property that has positive reviews. So how do you get those 5-star reviews? By exceeding a guests expectations and having clear communication throughout their stay.

For example, on the morning of your guest’s check-out, send a friendly message that says:

“We hope you enjoyed your stay (name) Let us know if there is anything you need, feel free to check out a little later at 12”.

If you can offer an extra hour to check-out guests will really appreciate your gesture. Your final message after checkout will confirm how thoughtful a host you are! ( B ecause you are! )

“Thank you for choosing to stay with us, safe travels and we hope to see you again!’’

This should be sent within an hour, after check-out, while their stay is still fresh in their minds, increasing their likelihood of writing a review and making them feel they are welcome back.

Tip: Always try to receive as much feedback as possible from guests to improve yourself the next time. 

What if a Guest Does Not Write You a Review.

In the beginning, my first guests were new to Airbnb and did not write a review (and the 2-week window to submit the review was closing in) I found a little nudge message helped prompt guests to submit a review.

“Thank you again for staying with us, I’d love it if you could take a minute to leave a review of your experience. Reviews are incredibly important to my success and help to reassure potential guests that my property is a great place to stay!”

More often people just get wrapped up at work or other activities and the review slips their minds. If you know that you provided an excellent stay and they left happy, definitely do the nudge!

How to Handle a Negative Review.

As hard as you may try to create a 5 star experience, on occasion you may have a guest who thinks otherwise. Airbnb is unique in that it allows both guests and hosts to write reviews of each other after a stay. You can share your side of the story in a response that will be posted publicly on your host page under the guest’s review. The trick is to reply in a very thoughtful and calm way that will smooth everything over. We once had a bad review as the airbed we provided had a slow leak and by the morning they were flat on the ground. They didn’t mention anything until the review came around.

Writing a Public Response to a Negative Review.

Don’t take a bad review as a personal attack on yourself or your vacation rental. Make sure to take time to breathe and process the review. Some guests will not mention any inconveniences to you in person, so use the negative feedback as an opportunity to improve your property for the next guests.

Reply a few hours later when you are calm and not in a reactive mood, guests don’t want to stay with a hotheaded host. Most importantly, make sure to acknowledge the guest’s inconvenience.

As other potential guests will read the negative review and your public response, assure future guests that the situation has been fixed and would not happen again. This could be that the ‘leaky Airbed’ has been replaced or the ‘broken hot water heater’ has been fixed and guaranteed for 5 years etc.

Focus on the details.

You don’t want to be vague when it comes to writing negative guest reviews. This is because if you write something like ‘bad guest,’ it can leave things up to the imagination, and the guest might try to talk their way out of the review to other guests. Ensure you focus on the details and state exactly why you are unhappy. 

"While I strive to provide a positive hosting experience, I regret to say that hosting [guest's name] fell short of my expectations. Despite clear house rules and guidelines, they disregarded them during their stay. Specifically, they consistently left the communal areas in disarray, disregarded quiet hours, and ignored the no-smoking policy.”

Don’t invite them back

You might think a negative review would make it clear you don’t want the guest back to stay with you, but sometimes they don’t always get the message. That’s why you’ll want to explicitly state that you are not happy with the guest and you don’t want them making a booking with you in the future. 

"It is with disappointment that I write this review about [guest's name]. Their stay at my Airbnb was far from satisfactory, and I cannot in good conscience recommend them for future bookings. Throughout their stay, they displayed a lack of respect for the property and disregard for the house rules. Be completely honest

Don’t have any regrets

Give yourself some time to think about what you want to say in the review, and be completely clear throughout the whole thing. Mention how you tried to solve issues

In case any other potential guests see the reviews you left previous guests, you also want to shine a bit of a bright light on yourself. While mentioning the issues you faced with the guest, try and mention briefly how you tried to solve any issues to make the situation a little bit better

“Despite my earnest efforts to address these concerns and find mutually beneficial solutions, communication with [guest's name] proved incredibly difficult. I consistently reached out to them in a respectful and proactive manner, attempting to rectify the situation and ensure their comfort. Highlight the positive aspects

How to Write a Proper Airbnb Review 1

For some reason, Airbnb hosts and guests really stress about how to write a proper Airbnb review when things don’t go perfectly.

(To completely avoid these situations in the first place, learn how to identify problem Airbnb guests before they book.)

This guide will give you a template to use for all of your future Airbnb experiences, both positive and negative as either a host or guest .

As a refresh, the Airbnb review system is double blinded. The host/guest do not see the review until either both have written a review or one has written a review and 14 days have passed (the time Airbnb allows you to write the review).

You have 48 hours to edit your review unless the other party has already reviewed you or the 14-day time limit passed.

Keep in mind if you travel in a group, you will get the review published on your Airbnb profile even if you didn’t make the reservation, as long as the reserving guest registers your profile as an additional guest.

Airbnb Host: How to write a negative Airbnb review for your guest

It’s important to know that your host review holds quite a bit of weight. Even one negative review to a guest can preclude them from seeing Instant Bookable listings which have selected the following setting:

Regardless, I encourage you to be truthful (and concise!). Don’t be accusatory. If the reservation really was awful, wait a few days before writing the negative Airbnb review. If you want to call added attention to it, incluinde “NEGATIVE REVIEW” at the start.

A lot of hosts avoid putting anything negative in a guest review. If you fall into this category of Airbnb host, then a short review is the same as a negative review .

If I see a guest with a review like ‘good guest’ or ‘checked out timely’ then I assume this is really a negative review from a host who does not want to leave an honest review. I’ve even seen a review like this: ..

Here’s what a covert negative review looks like:

Airbnb Guest: How to write an Airbnb review for your host

This template works for both positive and negative reviews.

First, put your overall star score because Airbnb does not show this for some reason. Then, the length of your stay. Then, list the pros. Then, list the cons. You can add a ‘NOTES’ section at the end if you’d like for suggestions. You can also add in your Instagram name or anything you’re trying to promote (as I did above with my YouTube account). It is as simple as that. This format can also be used by an Airbnb host to review their guest.

Here’s what it looks like on the platform:

Airbnb Host: How to write a positive Airbnb review for your guest

This should be pretty obvious, right? There’s a lot of systems out there (ie Smartbnb ) that will automatically write your guest a generic positive review. This is satisfactory.

I like to include some branding by including the name of my property management company. Just remember to cancel the automation if the guest does not deserve a positive review. And remove your branding if there was a negative experience so the guest is less likely to negatively review you on other platforms.

Airbnb has stated that leaving reviews does not affect your search rank. Still, I recommend leaving reviews, but length and variation make no difference. As a future host, you want to know the guest treated prior hosts’ space with respect, didn’t piss off any neighbors, and didn’t trash their space.

Update: Include your Airbnb’s title in the review for added branding and to get your name out there more (ie. Daniel was a fantastic guest at Super Duper Airbnb Ice House)

An Airbnb gripe and review advice

One thing that really gets on my nerves is Airbnb’s willingness to remove a negative guest review. If you’re an experienced Airbnb host, you’ve probably encountered this. Your review got removed due to a technicality in the terms of service or review guidelines.

They do this because they want as many guests on the site as possible. They know that a guest with a negative review is less likely to get another reservation. They also know that some hosts are overly critical and guests make mistakes (or their friends do) occasionally. Still, very frustrating when you left a negative review that gets removed.

A story…

I checked-in a verbally rude guest who made numerous requests upon entering the listing (I met him in person to walk him inside) and never seem satisfied with my solutions. At the end of his stay, I left him a negative review. In exchange for a late check-out request he made, I asked for a positive review. I felt I was going to get a positive review anyway as I met all of his demands. But, this way I felt I assured myself a positive review and was able to give him a negative review. Well, he complained and Airbnb decided to remove both reviews as they said I had solicited a positive review. If you get in one of these situations, be careful with what you say in the message thread or via text with the guest as it can be used as evidence against you.

A.I.-Generated Garbage Is Polluting Our Culture

Increasingly, mounds of synthetic A.I.-generated outputs drift across our feeds and our searches. The stakes go far beyond what’s on our screens. The entire culture is becoming affected by A.I.’s runoff, an insidious creep into our most important institutions.

Consider science. Right after the blockbuster release of GPT-4, the latest artificial intelligence model from OpenAI and one of the most advanced in existence, the language of scientific research began to mutate. Especially within the field of A.I. itself.

A study published this month examined scientists’ peer reviews — researchers’ official pronouncements on others’ work that form the bedrock of scientific progress — across a number of high-profile and prestigious scientific conferences studying A.I. At one such conference, those peer reviews used the word “meticulous” more than 34 times as often as reviews did the previous year. Use of “commendable” was around 10 times as frequent, and “intricate,” 11 times. Other major conferences showed similar patterns.

Such phrasings are, of course, some of the favorite buzzwords of modern large language models like ChatGPT. In other words, significant numbers of researchers at A.I. conferences were caught handing their peer review of others’ work over to A.I. — or, at minimum, writing them with lots of A.I. assistance. And the closer to the deadline the submitted reviews were received, the more A.I. usage was found in them.

If this makes you uncomfortable — especially given A.I.’s current unreliability — or if you think that maybe it shouldn’t be A.I.s reviewing science but the scientists themselves, those feelings highlight the paradox at the core of this technology: It’s unclear what the ethical line is between scam and regular usage. Some A.I.-generated scams are easy to identify, like the medical journal paper featuring a cartoon rat sporting enormous genitalia. Many others are more insidious, like the mislabeled and hallucinated regulatory pathway described in that same paper — a paper that was peer reviewed as well (perhaps, one might speculate, by another A.I.?).

What about when A.I. is used in one of its intended ways — to assist with writing? Recently, there was an uproar when it became obvious that simple searches of scientific databases returned phrases like “As an A.I. language model” in places where authors relying on A.I. had forgotten to cover their tracks. If the same authors had simply deleted those accidental watermarks, would their use of A.I. to write their papers have been fine?

What’s going on in science is a microcosm of a much bigger problem. Post on social media? Any viral post on X now almost certainly includes A.I.-generated replies, from summaries of the original post to reactions written in ChatGPT’s bland Wikipedia-voice, all to farm for follows. Instagram is filling up with A.I.-generated models, Spotify with A.I.-generated songs. Publish a book? Soon after, on Amazon there will often appear A.I.-generated “workbooks” for sale that supposedly accompany your book (which are incorrect in their content; I know because this happened to me). Top Google search results are now often A.I.-generated images or articles. Major media outlets like Sports Illustrated have been creating A.I.-generated articles attributed to equally fake author profiles. Marketers who sell search engine optimization methods openly brag about using A.I. to create thousands of spammed articles to steal traffic from competitors.

Then there is the growing use of generative A.I. to scale the creation of cheap synthetic videos for children on YouTube. Some example outputs are Lovecraftian horrors, like music videos about parrots in which the birds have eyes within eyes, beaks within beaks, morphing unfathomably while singing in an artificial voice, “The parrot in the tree says hello, hello!” The narratives make no sense, characters appear and disappear randomly, and basic facts like the names of shapes are wrong. After I identified a number of such suspicious channels on my newsletter, The Intrinsic Perspective, Wired found evidence of generative A.I. use in the production pipelines of some accounts with hundreds of thousands or even millions of subscribers.

As a neuroscientist, this worries me. Isn’t it possible that human culture contains within it cognitive micronutrients — things like cohesive sentences, narrations and character continuity — that developing brains need? Einstein supposedly said : “If you want your children to be intelligent, read them fairy tales. If you want them to be very intelligent, read them more fairy tales.” But what happens when a toddler is consuming mostly A.I.-generated dream-slop? We find ourselves in the midst of a vast developmental experiment.

There’s so much synthetic garbage on the internet now that A.I. companies and researchers are themselves worried, not about the health of the culture, but about what’s going to happen with their models. As A.I. capabilities ramped up in 2022, I wrote on the risk of culture’s becoming so inundated with A.I. creations that when future A.I.s are trained, the previous A.I. output will leak into the training set, leading to a future of copies of copies of copies, as content became ever more stereotyped and predictable. In 2023 researchers introduced a technical term for how this risk affected A.I. training: model collapse . In a way, we and these companies are in the same boat, paddling through the same sludge streaming into our cultural ocean.

With that unpleasant analogy in mind, it’s worth looking to what is arguably the clearest historical analogy for our current situation: the environmental movement and climate change. For just as companies and individuals were driven to pollute by the inexorable economics of it, so, too, is A.I.’s cultural pollution driven by a rational decision to fill the internet’s voracious appetite for content as cheaply as possible. While environmental problems are nowhere near solved, there has been undeniable progress that has kept our cities mostly free of smog and our lakes mostly free of sewage. How?

Before any specific policy solution was the acknowledgment that environmental pollution was a problem in need of outside legislation. Influential to this view was a perspective developed in 1968 by Garrett Hardin, a biologist and ecologist. Dr. Hardin emphasized that the problem of pollution was driven by people acting in their own interest, and that therefore “we are locked into a system of ‘fouling our own nest,’ so long as we behave only as independent, rational, free-enterprisers.” He summed up the problem as a “tragedy of the commons.” This framing was instrumental for the environmental movement, which would come to rely on government regulation to do what companies alone could or would not.

Once again we find ourselves enacting a tragedy of the commons: short-term economic self-interest encourages using cheap A.I. content to maximize clicks and views, which in turn pollutes our culture and even weakens our grasp on reality. And so far, major A.I. companies are refusing to pursue advanced ways to identify A.I.’s handiwork — which they could do by adding subtle statistical patterns hidden in word use or in the pixels of images.

A common justification for inaction is that human editors can always fiddle around with whatever patterns are used if they know enough. Yet many of the issues we’re experiencing are not caused by motivated and technically skilled malicious actors; they’re caused mostly by regular users’ not adhering to a line of ethical use so fine as to be nigh nonexistent. Most would be uninterested in advanced countermeasures to statistical patterns enforced into outputs that should, ideally, mark them as A.I.-generated.

That’s why the independent researchers were able to detect A.I. outputs in the peer review system with surprisingly high accuracy: They actually tried. Similarly, right now teachers across the nation have created home-brewed output-side detection methods , like adding hidden requests for patterns of word use to essay prompts that appear only when copied and pasted.

In particular, A.I. companies appear opposed to any patterns baked into their output that can improve A.I.-detection efforts to reasonable levels, perhaps because they fear that enforcing such patterns might interfere with the model’s performance by constraining its outputs too much — although there is no current evidence this is a risk. Despite public pledges to develop more advanced watermarking, it’s increasingly clear that the companies are dragging their feet because it goes against the A.I. industry’s bottom line to have detectable products.

To deal with this corporate refusal to act we need the equivalent of a Clean Air Act: a Clean Internet Act. Perhaps the simplest solution would be to legislatively force advanced watermarking intrinsic to generated outputs, like patterns not easily removable. Just as the 20th century required extensive interventions to protect the shared environment, the 21st century is going to require extensive interventions to protect a different, but equally critical, common resource, one we haven’t noticed up until now since it was never under threat: our shared human culture.

Reviews for a group of guests

Booked a group trip and want to share how things went? Here’s how reviews work when you invite other guests on your trip.

Which guests will be reviewed

Once your Host writes a review , the same review for you will be posted on the other guest profile(s) as well if they’ve accepted your invitation through Airbnb. If the other guests haven’t accepted the invitation, their profile won’t show the review.

If the additional guest is an existing Airbnb user, they need to click  Go to itinerary  in the invitation sent to them to accept. If the additional guest has no Airbnb account, they need to click  Accept trip in the invitation sent to them. 

The review will indicate that it was for a group trip and show the name of the guest who booked the reservation.

Which guests in a group can leave a review

For stays, only the guest who booked the trip will be able to leave a review . For Experiences , all guests can leave a review.

Removing a review for a group trip

If a review is showing on the original guest’s profile, it can’t be hidden from the other guest profile(s). If you are the guest who booked, you can find out more about editing your review or disputing it .

Hurricanes are in but COVID-19 outbreaks are out in Airbnb's new cancellation policy. As part of the company’s ongoing efforts to improve things with travelers, it is introducing updates to its Extenuating Circumstances Policy – including renaming it to the Major Disruptive Events Policy – to better reflect its purpose.

That section will be overhauled to provide cancellation and refund support when major events like natural disasters, government travel restrictions, or weather events impact guests' ability to stay at a location.

Going forward, that shift accomplishes two things. First, it supersedes a host’s booking cancellation policy, thus enabling guests to cancel eligible upcoming and active reservations at the impacted location for a refund; and second, it also allows hosts to cancel reservations without fees and other related consequences.

Breaking that down to real-world situations, the policy will formally apply to foreseeable weather events – like a hurricane during hurricane season – that result in another covered event happening.

For example, if you were going to Florida during hurricane season, and the local government closed the roads or the power was out, you can cancel and receive a refund. Likewise, hosts can cancel without fees and related consequences -- both as long as the bookings are "eligible” reservations.

“The changes to this policy, including its new name, were made to create clarity for our guests and Hosts and ensure it’s meeting the diverse needs of our global community,” Juniper Downs, Airbnb’s head of Community Policy, said.

“Our aim was to clearly explain when the policy applies to a reservation, and to deliver fair and consistent outcomes for our users. These updates also bring the policy in line with industry standards.”

These policy updates come into effect for all reservations taking place on or after June 6, 2024.

Caveats, eligibility, and travel insurance

Airbnb suggested that there’s likely to be a little shakeout while it, guests, and hosts all get to the point where everyone knows what’s supposed to happen in these situations. 

As examples, it gave these three examples:

Limiting coverage to large-scale events at the destination location only to help balance the needs of our entire community. This means that the policy will only apply to reservations where a major disruptive event has impacted the location of the listing. 

Making clear that mid-trip cancellations can be made due to a covered event, with guests receiving a refund for any nights they didn’t stay and without fees and related consequences for hosts.

Reminding hosts that they’re obligated to cancel reservations if their listing is uninhabitable or no longer consistent with what was originally booked by their guest and that they are able to do this without cancellation fees and related consequences.

But, the bottom line appears to be that it’s still the guest’s responsibility to make sure how it impacts them. One of those caveats is the word "eligible" as it applies to a booking. 

ConsumerAffairs asked Airbnb for an explanation of what "eligible" meant and here is their response:

"Reservations outside of the defined area and timeframe may not be eligible, though Hosts may still be able to cancel without adverse consequences if they are unable to host. We continuously monitor these situations and adjust coverage as needed to reflect changing conditions. If you believe this Policy applies to your reservation, please contact us to inquire about eligibility."

The bottom line here is that if you’re going to a destination where there may be some sort of disruption, you should first contact Airbnb to ask what’s covered.

Airbnb goes has far as saying that the second thing is that you might want to consider is travel insurance. “As this cancellation and refund policy is not designed to apply to all types of unexpected issues and emergencies that can impact a trip, guests should consider purchasing travel insurance,” the company said.

Fire rules for Airbnb owners – how to comply and avoid a fine

N ew fire safety rules took effect in October , forcing many holiday let owners to scramble to install smoke detectors and fire doors. 

Anyone who lets a property for even a single night now needs to create a written fire safety risk assessment – or pay someone else to – before they can take in paying guests. This includes owners using Airbnb and other booking platforms.  

Previously, smaller holiday let businesses, defined as those employing fewer than five staff members, did not have to physically write down their fire assessment, although they were still required to have one. 

Landlords can be forced to close their properties until they’ve been made fire safe or can face hefty fines and up to two years in prison for non-compliance. 

It can be intimidating to take on a fire assessment but the Government has issued step-by-step guidance with illustrated examples to help flat and cottage owners do their own assessments. 

Here, Telegraph Money explains what the new rules mean, how to comply and what could happen if you get it wrong. 

The Government guidance

The Home Office published a fire risk assessment guide for “ small paying-guest accommodation ” owners in March ahead of the new requirements taking effect in October. 

The guide covers the rules introduced under the Government’s fire safety programme and includes a template for a fire risk assessment for flats and two-storey buildings. 

The key tenet of the guidance is the means of escape in case of a fire. This means you need to think about how a guest would get out if there was a fire in a bedroom, or a kitchen, and consider how fires might be started. The route should be kept clear and this should be checked daily.  

The guidelines say that there should be no candles given to paying guests, and that owners should install interlinked smoke detectors in all bedrooms, corridors, staircases, dining rooms and lounges. Heat detectors should be installed in kitchens.

Alarms should be connected to the mains electricity supply but have tamper-proof batteries in case of blackouts. They need to be loud enough to wake someone in a deep sleep and should be tested weekly. 

Doors should not require a key to open from inside, and homeowners should make sure that any escape routes are lined with fire doors which take more than 30 minutes to burn. For bathroom, toilet and cupboards, non-fire proof doors are acceptable. 

Guests should be instructed to close doors while sleeping, and front doors should be self-closing. You should check each week that doors are closing properly and that they can be easily opened. 

Night lights should be provided on staircases or rechargeable torches left in guest rooms, although the exact measures expected vary from home to home.

Alarm and fire detection systems should be serviced every six months, and escape lighting once a year.

Although guests should not be expected to fight fires themselves, fire blankets and extinguishers should be provided near the kitchen. 

Furniture should be compliant with the amended Furniture and Furnishings (Fire) (Safety) Regulations 1988. This will usually be indicated by a label on the item itself.  

Fire hazards include smoking, arson, heaters and electrical goods and kitchens, so any assessment should consider how to reduce these risks. Dangerous substances, such as petrol, and large piles of rubbish can also increase the chance of a fire breaking out, and should not be kept inside. 

For a one-bedroom studio apartment that is rented out, the front door is expected to be a fire door, and a smoke alarm should be installed, according to the Home Office’s examples.

For a two-bedroom flat with an entrance hall, two smoke detectors and a heat detector should be installed, depending on the flat’s layout. The front door should also be a fire door, in order to protect the planned 30-minute escape route. 

Extra guidance is expected to be published when the rules come into force next month.

The 38-page document also points to other sources of information for hosts that are worried about becoming compliant, such as Fireengland.uk and VisitEngland. 

Are you a competent person? 

Assessments need to be carried out by a “competent person”, and it is the duty of the “Responsible Person” – the landlord or owner – to make sure this is the case.

While a competent person does not need to have any specific qualifications, they do need to understand all the relevant legislation. 

They will also need to have appropriate training in the general principles of fire safety and an understanding of how people react to fires.  

A competent person will be able to identify fire hazards and risks and put in place mitigating measures in order to improve safety. 

Simon Tudor, a fire safety expert and founder of London Fire Consultants, said only the simplest properties should be assessed by the owner. 

“Seek professional advice if at any point you feel unsure about what you are doing,” he explains.  

“What you are aiming to do is not just tick the boxes on the report but to protect the building from fire.”

When looking for consultants, you should check that they are covered by a professional body registration scheme and that they have third party accreditation by a UKAS accredited body. The Fire Sector Federation publishes guidance on choosing a good assessor. 

Be wary, fire safety consulting is not a regulated industry – so anyone can set up as if they are an expert, without any training or qualifications.

You can ask for references from previous clients to ensure the assessor has experience with the type of property they’re inspecting. As with building works, don’t forget to obtain a range of alternative quotes to ensure that you are choosing the best possible assessor. 

For small holiday lets, it should cost between £100 and £200 for a consultation. It is a good idea to make sure that the scope of the work is agreed in advance and in writing. 

You should keep a record of all inspections carried out on the property and the recommendations that were made by the assessor. For the most complicated properties you may need to employ a qualified engineer with experience in fire safety. 

Doing the assessment 

If you have decided to do the assessment yourself, following the template provided in the Government advice on paying guest accommodation is a good first step when considering how to start. 

Questions include whether electrical installations have been inspected within the last five years and whether they are regularly tested. 

The assessment requires that gas appliances are checked every year and portable heaters should also be inspected regularly. 

Escape routes should be kept clear and the walls and structures protecting the stairway in a multi-story home should be fire-resistant, as should doors leading to an escape route. This is called compartmentation, and allows owners to temporarily “close off” fires if they break out. 

Artificial lighting should be installed along escape routes for guests unfamiliar with the layout of the home, especially on steep staircases and in tight spaces. 

Hosts will need to fill out an action plan at the end of the assessment of measures they will introduce to improve fire prevention and protection. 

Alternatively, owners can use a five-step framework, first considering fire hazards, then people at risk, before evaluating and implementing actions. 

Hosts should then record their findings and train staff accordingly, and regularly review the policies. 

London Fire Consultants’ Mr Tudor says that risk assessments break down fire safety into several different factors, all of which need to be considered. 

“The fire risk assessments are comprehensive, looking at various aspects, and it’s broken down into the physical fire measures that are in the building, broken down into passive and active,” he explains. 

“Passive would be compartmentation, that’s there all the time, and active would be protection, your fire extinguishers and fire blankets. 

“The report would look at how the building is managed as well, for fire safety.” 

If you are the “responsible person” for a building which is not a domestic home, you also have a number of duties under Section 156 of the Building Safety Act 2022 to consider. 

Not only must the fire risk assessment be a complete written account, you must also record the names of any consultants you employ to carry out the assessment. 

You will need to contact any other responsible people in the property and share your contact details, including a UK-based address with them. 

If you sell or employ someone to manage the building, you will need to pass on all the relevant information about fire precautions to them at the time. 

What happens if you are in breach of the rules?

Non-compliant holiday lets could be shut down and the owners fined (an unlimited amount) or imprisoned for up to two years if inspections by fire services find that they’ve broken the rules, which are part of the third phase of the Home Office’s fire safety reform programme.

Take it seriously

It might seem like a boring chore, but having a written fire safety assessment will become a requirement for anyone letting out a room to paying guests – even if it’s only for a night. 

Mr Tudor says owners should be well aware of the potential dangers of not doing a fire risk assessment and that doing one could save their business. 

“Understand the severity of and the impacts of a fire if you get it wrong. It isn’t just ticking boxes, if it does go wrong, the consequences can be loss of life, and the implications are up to two years in prison and an unlimited fine,” the fire expert says.

If You Have a Home to Rent Out, Here’s How Much You Can Earn as an Airbnb Host

Is airbnb profitable for hosts it can be, but it depends on several factors—some of which are out of the host’s control..

Q: My family has a second home in a desirable location, and we have been discussing whether or not to become Airbnb hosts to rent the home when we are not using it. But start-up costs seem like they could be high, and we’re not sure whether it’s worth the trouble. How much can an Airbnb host actually make? 

A: This is a common question for people to have about the best vacation rental sites such as Airbnb and Vrbo , largely because the internet is full of wild success stories. However, there are also plenty of woeful tales of short-term rental hosts who couldn’t find bookings or whose guests trashed their homes. It’s hard to gauge exactly how much profit an individual Airbnb host will make, because Airbnb profitability depends on many factors: location, market rates, the current state of the property, the maintenance and upkeep costs, and a number of other considerations. That said, a solid assessment of how each of these factors relates to the potential property listing can make it easier to estimate how much an aspiring host could earn when starting an Airbnb business. There are also some steps they can take to maximize their earnings.

Greg Davis is the senior vice president of owner growth at Evolve , a vacation rental management company with headquarters in Denver, Colorado. When it comes to maximizing earning potential, Davis advises against cutting corners to save money in the beginning. “When you’re just getting started with vacation rental, it can be tempting to skimp on some items to spare up-front costs,” he says. “But it’s more than possible to create an attractive rental property that taps into your highest income potential while avoiding overspending.”

Airbnb hosts make an average income of $924 per month by renting out their property.

While there’s an enormous variation, the Airbnb average income is approximately $924 per month. This includes all manner of Airbnb hosts—those who rent out their whole property and those who rent out a room or shared home; those in high-demand areas and those in towns without huge attractions nearby; and those who rent all year as opposed to those who rent for specified times. Considering how high and low Airbnb revenues can go, the average of $924 per month suggests that there is certainly money to be made: Almost half of all hosts make more than $500 per month. In some of the highest-earning cities, the average annual Airbnb earnings can be as much as $20,619.

This is part of the draw that many people with extra space feel when considering becoming an Airbnb host . And one of the advantages is certainly the passive aspect of Airbnb income that comes from hosting. While Airbnb start-up costs can be significant and regular maintenance work can eat into profits, most of the earning happens without the host working regular hours. However, maximizing that passive income requires hosts to make some careful choices at the outset, as well as making good decisions as the rental bookings begin.

Earnings can vary dramatically depending on the type of property and its geographic location.

Geographically, warm-weather states tend to boast the highest average Airbnb income. While snow-capped mountains are a huge draw in northern climates in the winter, their season is limited—many ski areas transition to water parks and offer gondola rides in the summer months to try to keep the tourists coming, but they just don’t have the year-round draw of sunny coastlines where people can escape from home any time of year. Southern and warm coastal areas can offer more nights for bookings in great weather, and consistent bookings equal higher profits from the best rental listing sites . Areas with commercial, natural, or tourist attractions can also pull in more nights booked. Lowest on the earnings scale are locations without obvious attractions or very limited seasons. Hosts can still make a fine profit in those areas, especially if there’s a specific seasonal attraction or the property is located near a city that hosts frequent conventions, but they won’t have the same level of profit that is generated by year-round tourism.

Even within an in-demand area, location makes a difference when it comes to making money with Airbnb. Airbnb clients are internet-savvy: they know how to check the crime rate in the neighborhood where a listing is located, and to see what types of amenities, such as restaurants, shopping, and public transit, are located nearby. Awareness of the setting of the Airbnb for owners of existing properties enables the host to find ways to offset any negative elements, such as adding security features to the home or adjusting lighting and landscaping to make the home more inviting and secure. Guests may also compare listings on Airbnb vs. Vrbo , and with this additional competition, hosts will want to make sure their property listing stands out.

Airbnb listings in areas with high short-term rental demand and relatively low housing costs tend to have the highest profits.

In general, the highest-earning vacation rentals are located in areas that attract tourists year-round and have moderately or affordably priced housing. Private room rentals tend to do best in smaller cities where rents are lower. The balance of the cost to purchase and maintain the property against the potential rental charges increases the profits when the area is attractive enough to draw a higher rental fee (especially when traditional hotels in the area are costly) but the mortgages and taxes on the property are lower.

Airbnb hosts can expect higher profits during peak seasons and over holiday weekends.

Strategic pricing is a huge component of profiting from an Airbnb listing. Rather than charging the same amount for every night of the year, a smart host uses online tools or simply surfs listings themselves to examine seasonal trends. If the Airbnb is close to a major college or university, the owner can increase the rate for move-in weekend, family weekend, and graduation, along with when any big football games are scheduled. If the property is close to a large concert venue, hosts will want to keep an eye on ticket sales for the concerts that fans will travel to see; those are weekends when people will pay more for a nearby location.

Property owners can charge higher nightly rates when local tourist attractions are busiest, and reduce rates during slow periods and midweek, when the lower rate will make the property more attractive to the smaller number of guests looking for a place to stay. Achieving this balance can be tricky: Hosts don’t want to price themselves so high that they’re skipped over by guests who can find similar lodgings for less, but they also don’t want to miss out on higher Airbnb profit periods.

Listings with high occupancy rates and positive guest reviews are more likely to make a profit.

High-quality pictures of the property are important because guests will be able to see themselves sunning on the balcony or curled on the comfy couch in front of a fire. But what they really want to see is how often other guests choose a particular listing and how they feel about their stay. These two items—the percentage of time the listing is booked and the reviews previous guests leave—are two of the most influential aspects of the listing.

According to Davis, “Data shows having at least 6 months of available booking dates per year is key to a rental’s success—and blocking just 3 months of your calendar could result in 28 percent less annual revenue, with that loss growing as your blocks increase.”

Guests can be pretty ruthless when they’re writing from the safety of their own home with no real obligation to the host. If they’ve liked their stay, they’re more likely to post positive reviews in hopes that they will be welcomed back. But guests who haven’t had a great experience will be honest, and guests with an axe to grind can be downright unfair, and those negative reviews can have a strong effect on potential guests.

There’s not a lot that hosts can do to prevent poor reviews other than to work hard at consistently providing what the listing offers. Responsive hosts who are available to address problems immediately (or who hire one of the best Airbnb management companies to handle such problems on their behalf) are more likely to keep their reviews positive. Airbnb does allow hosts to post public responses to reviews, so hosts can offset the potential damage of a negative review by posting a helpful reply explaining their side of the story. Taking any and all steps to make sure the property is what the guests are expecting and that their needs are met promptly will help protect ratings. So much of a rating comes from whether or not the guests’ expectations have been met, so investing in a few extra amenities can go a long way toward helping guests feel cared for, even if something goes wrong.

“Treating your guests to five-star hospitality is one of the best things you can do to make your investment worth it,” advises Davis. “Feeling cared for in your rental can encourage positive reviews, which can boost your property’s visibility and potential for more bookings, as research shows 81 percent of guests consider reviews before booking. The more positive reviews you collect, the stronger your online reputation becomes, allowing for improved profitability over time.”

Hosts will need to determine their operating costs to get a clearer picture of their estimated income.

Once a listing is up and running, the host will need to determine their operating costs to see how much of their earnings they’ll need to spend on maintaining the property. Many municipalities require short-term rental owners to obtain a business license, and many have a separate tax structure for short-term rentals on top of regular property taxes. Hosts will also want to budget for coverage from one of the best insurance companies for Airbnb hosts (such as Steadily ); short-term rental properties are excluded from most homeowners and landlord insurance policies, so hosts will want to protect their property with vacation rental insurance in addition to the damage protection that Airbnb provides. Basic utilities such as Wi-Fi, electricity, gas, and water and sewer service must be covered each month as well.

One of the most significant costs of maintaining an Airbnb is the cleaning cost. It only takes one bad review that mentions dirty bedrooms, bathrooms, or kitchens to drive other potential guests away, so cleaning has to be done regularly and rigorously. The host can handle this job themselves, but many contract with a cleaning service to take care of this task, which adds to the operating costs. Airbnb hosts can add a cleaning fee to their listing, which can offset the cleaning costs. However, hosts will want to review other listings in the area to see how much hosts are charging for cleaning. Although a lower rent is attractive, being the only property in the area to tack on the cleaning fee can deter renters.

Other operating expenses include updating furniture and decor, adding extra amenities, and including technology to make the Airbnb more competitive with other properties in the area. Hosts will want to regularly stock the home with paper products, cleaning products, toiletries, and kitchen basics. Guests comparing Airbnb vs. hotel stays understand that Airbnbs are not hotel rooms, so they aren’t expecting daily maid services, but they’re more likely to leave favorable reviews when there are extra toiletries and toothbrushes in the cabinet and tea bags and coffee pods in the kitchen.

Finally, extra amenities can help make an Airbnb listing stand out. Stocking equipment for anticipated activities, such as sleds, kayaks, bikes and other sporting equipment, beach chairs, coolers, and umbrellas, can enhance a guest’s experience during their stay. A closet full of board games or a video game system can turn a disappointing rainy day into a fun family afternoon.

Davis advises hosts to study the amenities that travelers to the area seek out to help determine which amenities to supply. While catering to local interest is key, Davis also explains that there are some features that will always attract guests, regardless of the locale. “Our data shows properties with hot tubs, for instance, tend to see 29 percent more bookings throughout the year than those without,” he says. Identifying these types of amenities can help hosts choose where to spend their money to increase profitability.

Property owners will also want to familiarize themselves with Airbnb host fees.

Airbnb works by charging Airbnb fees such as a service fee, which offsets the company’s costs for management and customer service. This fee can be paid by the host, in which case it’s deducted from the guest’s payment before the host receives their payout, or split between the host and the guest. If the host covers the whole fee, it’s not actually an expenditure or amount the host has to budget to pay up front, but it does subtract from the bottom line in the payout.

When comparing Airbnb vs. Vrbo for hosts , property owners will want to note that Airbnb offers two different pricing structures (split-fee and host-only), whereas Vrbo only offers a pay-per-booking plan, which can make service fees harder to estimate.

Hosts can estimate their Airbnb earnings using an online calculator.

There are several online calculators available to help hosts estimate their potential earnings. Property owners will need to enter basic information about the property, including the location, type of listing, and number of guests who can be accommodated. The calculator will then gather local booking data from Airbnb and several of the best Airbnb alternatives . Factors that the calculator may consider include nearby occupancy rates and average nightly rates to estimate how a potential listing would fare. A calculator can’t take everything into account because it can’t see the property’s specific features that could impact its appeal to potential guests; however, it can provide a solid estimate for hosts to work from.

  22. Airbnb Review

    The host/guest do not see the review until either both have written a review or one has written a review and 14 days have passed (the time Airbnb allows you to write the review). You have 48 hours to edit your review unless the other party has already reviewed you or the 14-day time limit passed.

    The guest reviewed us today; and we are unsure if we should write a review or skip it. The reason to skip it is that the guest left a purple hair shampoo/dye ring stain on the enameled bath tub. I tried to clean it several methods but it will not come out and we now need to re-surface the bathtub. We will likely seek Airbnb payment for the repair.
